City Center construction to begin within days

Commercial construction has city scrambling for more parking

ALPHARETTA, Ga. – Officials are working out details for a temporary parking lot to help relieve a shortage of space anticipated when construction begins soon on the commercial phase of Alpharetta’s City Center.

The city is days away from transferring title to the land surrounding its government complex east of Main Street.

A consortium of developers plan a mix of commercial, residential and office buildings on the site. The plaza area features several internal streets whose parking spaces will be lost during much of the 18 months of construction.

City Administrator Bob Regus said Monday that the city is still “working out the numbers” for a 100-space lot just off South Main behind what was once an abandoned gas station.

Regus could not provide an estimate of the monthly cost to rent spaces, but he said those details should be brought before the City Council once they’ve been settled with the owner of the property.

Assistant City Administrator James Drinkard said he expects the consortium in charge of the City Center development to close on the property within the next week.

“The final documents are being drafted right now,” Drinkard said. “At the latest, it would be Monday or Tuesday.”

Retail developer and project spokesperson Cheri Morris of Morris & Fellows confirmed site work should begin within days of closing on the property. The land sale has been delayed for more than six months, partly because of a lien on a piece of property the city has been working to clear.

Morris said JE Dunn is the general contractor for the site and the residential mixed-use buildings. Hodges and Hicks will build the office building, and Derucki Construction will build the restaurant buildings and the shops in all of the buildings

The development will include:

• 70,000 square feet of restaurant and retail,

• a four-story office building with three floors of office over retail

• 168 one- and two-bedroom apartment units atop commercial shops.

Work crews plan to close down the internal streets and work from the perimeter inward.

Access to the Fulton County Library, City Hall and the city’s 450-space parking deck will be via Park Plaza which will remain open during construction.

Visitors can access Park Plaza by way of Haynes Bridge Road and Academy Street.

“The site will be fenced off for public safety, however the Town Green will remain open and accessible throughout construction,” Morris said.

City officials have indicated they may install a temporary traffic signal at Park Plaza and Academy Street to handle the extra traffic anticipated during construction.

They also have directed the development team to pursue their own parking arrangements for work crews away from downtown so as to preserve as much parking space at the deck and nearby streets as possible.

Contractors will use heavy barricades to cordon off a path along Academy Street to provide safe passage for pedestrians.
